UNITED POLARIS HOME BUYER NETWORK focuses on connecting home buyers with similar interests and helps them become tenants in common, which are legally protected by law in Canada. We charge for a small fee for making connections between home buyers. But we could offer help in making connections to real estate agent, home insurance company, etc., for free.
STEP 1 REVIEW YOUR SUITABILITY
Carefully read our "About" page, which gives you an idea about what we do and who are suitable. You might need to consider all the tax implication if you are a first time home buyer.
STEP 2 REGISTER
Read the Terms and Conditions page.
Contact and ask for registration. Please indicate "registration" in the subject line. We will response within 1 business days.
Fill out the registration form that we send to you based on your preferences (eg. the area where you are interested in; type of property that you are interested in; how much money you are willing to spend once we found a match for you, how long do you want to close the deal, if you want to rent the home out once you become a joint owner).
Email the form to us along with the photocopy of your ID (government issued photo ID).
Please note that your percentage of ownership in the property will be based on how much money you contribute in buying the property, and you are subject to your own tax rate (For more information, read the Terms and Conditions Page).
We will match you up with homebuyers with similar interests based on the information provided. You could also leave us a specific note about your special preferences.

STEP 3 PAY FEES AND COMPLETE REGISTRATION
Once we find you a team of the match (similar to your investment preference), then we will ask you again that if you are interested. Once everyone in your match group confirmed "yes", we will notify you that you have successfully found a matched group, and by that time the match-up fee is payable via Paypal online.
$20.00 plus tax for estimated contribution value equal or less than $10,000; $40.00 plus tax for estimated contribution value greater than $10,000.
50% rebate for low-income individuals (Notice of Assessment from the previous year is required); a 15% rebate for individuals with monthly income less than $2,500 (Notice of Assessment from the previous year is required).
STEP 4 CONNECT WITH YOUR GROUP
Once a team is matched up for you, we will set up a communication group on Skype or Wechat for you to further discuss and make your decision. We could offer you a list of real estate agents who are willing to represent you as a group. Alternatively, you could find an agent who is willing to represent you as a group on your own. We do not charge for making such referral.
STEP 5 GROUP DECISION
Make the group decision under the assistant of the real estate agent. Don't forget to do a proper home inspection!
STEP 6 HOME INSURANCE
Choosing home insurance together against natural disaster, accident, etc.
STEP 7 CHOOSE A PROPERTY MANAGEMENT COMPANY
Joint owners could collectively choose a property management company who is willing to distribute the rent for you based on your percentage of ownership. We could offer you a list of the property management company who is willing to distribute rent based on your; alternatively, you could find it on your own.
In fact, if you choose to own the brick of the home directly, you have rights to mange all
the rental services on your own (local team members).
STEP 8 CLOSE THE DEAL
Sale the property together at the end of the planned investment period, eg. at the end of 10 years.
